There are probably as many marketing plans, and it is really a process, as there are Realtors who prepared them. Through the years our plan has evolved into the one you find below. Included are the activities that we have learned, by trial and error, and sometimes from the "school of hard knocks," are the most effective in leading to the sale of your home!

Before we meet

  • Prepare comparative market analysis to establish fair market value
  • At our first meeting

  • Learn about you and your goals. See house. Tell you about us, our company and how we work.
  • Prepare and sign listing contract and related documents
  • Gather information for marketing and MLS database
  • Advise you about preparing home for showing
  • Arrange for relocation agent, movers, if moving out of area
  • Start marketing process

  • Install "For Sale" sign and lock box
  • Take photo for temporary flyer
  • Enter into MLS computer
  • Order pre-search from title company
  • Schedule pre-inspection for warranty and/or termites
  • Prepare and send listing package to seller
  • Process digital photo and prepare
  • Upload photo and details of listing to www.dellishometeam.com and other web sites

  • Install Infobox and deliver flyers
  • Prepare marketing materials
  • Take slide photos
  • Process photos for MLS, internet and marketing materials
  • Upload photos into MLS and web site
  • Produce, print and assemble Homebooks

  • Deliver homebooks, information flyers and feature cards
  • Announce property in next marketing meeting at the Council of Independent Realtors
  • Schedule property for Realtors tour
  • Announce listing via email to the our mailing list and several hundred real estate agents
  • Ongoing activities

    Provide flyers (or photo business cards) to be placed at your work, church, club, etc.
  • Keep you supplied with homebooks and flyers
  • Phone all potential buyers in our database with details of listing
  • Follow up on all calls, and Internet inquiries, all showings for feedback from agents or to answer questions

  • Contact you regularly with progress reports
  • Review market periodically and keep you informed of changes in market. Make needed adjustments in marketing plan and sale price

  • From offer to closing

  • Pre-approve buyers before finalizing any offer. Discuss all offers with you, and negotiate best contract
  • Coordinate transaction from sale to closing & funding with all parties. Negotiate any disputes re inspections or repairs.

  • Audit closing statement for accuracy and review with you
  • Attend closing
  • Stay in touch. Our intent is to be your Realtors for life!
